About 3km south of the quaint medieval mountain village of Vitiana and 5 minutes drive from the small valley town of Calavorno, south-east facing, unfinished detached 2 bedroom, 2 bathroom cottage in sunny location with land and magnificent views. The cottage has good access from a a small tarmac road and a short track from the road leads to the house itself. It has external walls and a roof and is likely to cost in the region of 100,000 euros to complete fully. Electrics and water are available on the property close to the house. Outside there are about 5000 sqm of land (just over 1 acres) including a large flat area in front of and behind the house (either would be suitable for a swimming pool, for which permission has already been obtained) and some woodland. A relation of the vendor owns an additioanl 5000 sqm (approx) of land bordering the property and this may be available by separate negotiation. The usable floor area is just over 90sqm, including a proposed mezzanine in the full-height living area but excluding the covered pergola which runs the length of the lounge and kitchen (with access from both) Little is known about the history of Vitiana. The first written records are from the year 994 AC although there are some interesting local legends about its colourful Duchess, Maria Luisa di Borbone (the Infanta of Spain) who lived in the early 1800s. She is credited as having built a road across the mountains to so that she could have access to one of her lovers in Emilia. Another story reports her first meeting with her future husband, Francesco IV Duke of Modena. On seeing that he had white hair, she (allegedly!) remarked, “Duke, is it snowing on the mountains?” to which he replied, “If it is, cows should return to the lowlands....” (touché!) Calavorno is a small town which extends along the left bank of the River Serchio. The name Calavorno comes from “Cala“ (creek) and the Roman Consul “Vornius” who use to fish there. It boasts a variety of shops and in the next little town north (about 1km) there is a train station on the main line to Lucca and Pisa. Bagni di Lucca (driving south) – 7 km Barga (driving north) - 13 km Lucca – 25km (35 mins) Abetone (skiing) – 40 km (45 mins) Viareggio (the coast) – 50km (1 hour) Pisa (nearest airport) – 55km (1 hour)
